Starting up your business is, really hard. We actually experience this kind of making hard decisions, especially looking for a place to build the business. Fortunately, with the help of internet, we easily locate the perfect commercial space for rent in Cavite for our business.

It is really a scary, heart pounding, moment for us because, aside from it is our first time, we don’t really know:
  • what should be in the lease 
  • what all the lease terms mean
For us to make the best decision we searched the internet to see what it can teach us about commercial leasing and we found these simple tips about commercial space leases.


1 DO NOT move in before you sign a lease


Hey, you don’t have yet the power to operate in the space until you have signed the agreement. So, better do not move in until you signed the lease papers. You don't want to be in the position of negotiating that stuff after you've gone through the time and expense of moving all your things, all of your business in that commercial space.


2 READ the lease


Yes, you may not understand what all of the legalese is, what's on this piece of paper, what this means, but for sure, you will recognize when something is fishy. Something is wrong! Something should not be there.


3 Does the lease term make sense?


Pay attention to the lease term friend. When you rent commercial space, you will end up spending a lot of money outfitting the space so that it will fit the your business. For sure you don't want to lose that investment a year later because that is when your lease term is over. 


4 How do you get out of lease?



Make sure to take a close look at the termination clause for the lease. Not all business owners take a deep look on this section, but most experts (just like Ms. Frances on the video below) advice to take a closer look on this particular clause.

If your landlord ends up being a complete horrible, oh no, idiot, you want to get out of there without paying a year's rent.
